Kennett Surveys provide a number of services, including:

  • Home Survey Level 2 Report (formerly HomeBuyer Survey)

It is important to bear in mind that a mortgage valuation is for the benefit of the lender, while a survey is for your benefit.

Formerly called a Structural Survey, you should choose the Building Survey Level 3 if you are dealing with a large, older or run-down property, a building that is unusual or altered, or if you are planning major works. It costs more than the Home Survey Level 2 Report (formerly HomeBuyer Report) because it gives detailed information about the structure and fabric of the property. During the survey we will use a thermal imaging camera which can help identify dampness in concealed areas and heat loss issues from the property.

The service is delivered in accordance with the Home Survey Standard (1st edition) RICS professional statement and is equivalent to Level 3.

The Building Survey is normally about 30-40 pages long, and includes a set of colour photographs.

We can email you a sample report so you can see what is normally included in the Building Surveys that Kennett Surveys produces.

This service includes an inspection and a report. It is designed for particular types of home. These are houses, bungalows and flats that:

  • are of traditional type and construction; and
  • are apparently in reasonable condition.

It identifies what the surveyor considers to be the most important issues, but does not go into the same level of detail as a Building Survey Level 3 Report.

The service is delivered in accordance with the Home Survey Standard (1st edition) RICS professional statement and is equivalent to Level 2.
