Formerly called a structural survey, you should choose the building survey if you’re dealing with a large, older or run-down property, a building that is unusual or altered, or if you are planning major works. It costs more than the RICS HomeBuyer Report because it gives detailed information about the structure and fabric of the property. The building survey is normally about 30 pages long, and includes a set of colour photographs.

We can email you a sample report so you can see what is normally included in the Building Surveys that Kennett Surveys produces.

This service includes an inspection, a report and a valuation. It is designed for particular types of home. These are houses, bungalows and flats that:

  • are of traditional type and construction; and
  • are apparently in reasonable condition.

It identifies what the surveyor considers to be the most important issues, but does not go into the same level of detail as a building survey. It also includes the surveyor’s opinion of the market value and reinstatement cost of the property.

We can carry out valuations for Purchase, Matrimonial, Inheritance Tax and Probate, Reinstatement Cost for Insurance Purposes and Right to Buy.

It is important to bear in mind that a mortgage valuation is for the benefit of the lender while a survey is for your benefit.
